📖 How is this calculated? Full explanation

The calculation has five steps. The example uses the calculator’s default values:

  1. What you can pay each month. Income × the share you chose, minus existing loans. Example: ₪20,000 × 33% = ₪6,600 a month.
  2. How big a mortgage that payment supports. By the rate and the years, using the standard fixed-payment (annuity) formula banks use. Example: ₪6,600 a month, 5%, 25 years → a mortgage of about ₪1,129,000.
  3. The Bank of Israel financing cap. The bank finances only part of the price; the rest is your savings. For a first home (75%) with ₪600,000 of savings the price can reach ₪2,400,000, i.e. a mortgage of up to ₪1,800,000.
  4. Take the smaller of the two. Here ₪1,129,000 is less than ₪1,800,000, so income sets the limit.
  5. Add your savings. ₪1,129,000 + ₪600,000 ≈ ₪1,729,000. That is the estimated maximum home price.

How much the bank finances, by purchase type

  • 75% – First / only home
  • 70% – Upgrading (selling a home to buy another)
  • 50% – Investment / additional home

Why 33% and not 50%?

The Bank of Israel caps the monthly payment at 50% of net household income, but that is a ceiling, not a recommendation. Most banks prefer up to about 30–40%, and above 40% an application gets a closer look. A third of income leaves enough to live on and for surprises.

Good to know

The result is an estimate. The bank also checks job stability, credit history, age and other commitments, and the rate depends on the track and the bank. Purchase tax, lawyer and agent fees are not included, so keep money aside for them.
